Questions we actually get asked
Is a steel A-frame as strong as a concrete or masonry house?
Engineered steel frames are the standard for demanding structures worldwide. The frame is welded as one unit and built to be earthquake-resistant — and unlike masonry, steel flexes rather than cracks in an earthquake.
How does it perform in an earthquake?
Modern Houses are built to be earthquake-resistant — resistant to earthquakes and harsh conditions. Detailed design figures will be published on the Models page once signed off by the engineer.
How is it heated in winter and cooled in summer?
Heating and cooling options are chosen with you when you customise your project — from inverter AC to underfloor heating — and specified for your climate, not one-size-fits-all.
How long does the house last?
The steel frame is protected against corrosion and the cladding is treated timber over a ventilated cavity. Maintained normally, the structure is a multi-generation home. Quality is guaranteed, and warranty terms are stated in writing in every agreement.
Can the house be moved later?
Modern Houses are prefabricated and transportable — to any point in Afghanistan. Tell us your plans and we will confirm what is possible for your house.
What land do I need?
A plot our team and materials can reach. During the free site check we confirm access, ground conditions and orientation before you commit to anything.
What sizes do you build?
Homes start from 24 m² and go up to any size you need — from a compact one-bedroom house to a larger family home or villa. Model 01, the two-storey A-frame on this site, is the first design; custom sizes are developed with you.
Can it be an office or a guest house rather than a home?
Yes. Modern Houses can be designed as family homes and villas, guest houses, garden houses, vacation homes, offices, commercial spaces, security and staff accommodation, or a fully custom project.
Do you build outside Kabul?
Yes — anywhere in Afghanistan. The homes are prefabricated and transportable to any point in the country, so distance affects cost and scheduling rather than whether it can be done. We will always tell you honestly whether your site is practical.
What does the price include?
Prices are reasonable and quoted for your project. Tell us your preferred size, location and budget and you will receive a clear quote, with everything it covers set out in writing before anything is signed.
Request a quote →I live abroad — how do I pay and stay in control?
Payments are staged against physical milestones you can verify by video, and you receive weekly photo and video updates from the build. A family representative in Afghanistan can attend the site check, the final stages and the handover on your behalf.
See Overseas Buyers for the full process →What warranty do you offer?
Quality is excellent and guaranteed, and after-sales service is part of every project. The written warranty terms — stated in years — will be published here as they are finalised.
Answers involving figures or warranty terms are drafts pending final verification — they will only ever get more specific.
